  • October & November 2022 – Holiday Cove South had direct hits by Hurricane Ian and Hurricane Nicole. Successfully managed all sub contractors to rebuild significant damage and was succesfully obtaining a large claim from Citizens insurance with the assistance of an Independent Adjuster. No special assessments have been imposed on the condo owners (Shareholders).
  • Completed a study, compiled quotes to replace all underground water piping. Board approved project to take place November – December of 2023.
  • Several condos (apartments) scheduled for hurricane window and door installations, product materials purchased and installation scheduled for November – December 2023.
  • Spectrum to rewire and upgrade the four buildings in Holiday Cove South Condo Complex as well as all 42 apartments at no cost to the condo owners to achieve improved internet and cable service.
  • Identified and remedied various asbestos and mold issues.
Fall 2022
  • Prepared 4 buildings/property and stayed on-site for Hurricanes Ian and Nicole.
  • Negotiated large settlement with Citizens Insurance, managed contractors and damaged buildings restorations over 11 months period.
 
Fall 2023 November and December
  • Negotiated bids and managed contractors to replace underground galvanized steel water pipe with Sch 80 PVC pipe and brass valves.
  • Managed contractors to restore landscaping, sprinkler systems and paving after extensive underground pipe and valve installations.
  • Negotiated bids and managed contractor to replace many condo windows and sliding doors w/ impact rated hurricane windows and doors. 
 
Fall 2024 September 16 to December 31
  • Negotiated Phase 1 Contract commencing 2024 (walkway sides) and Phase 2 Contact commencing Fall 2025 (balcony sides) to:
  • Managed contractors 2024 to replace 38 walkway windows, grinding & resurfacing all walkways and replace all walkway railings (4 buildings)
  • Negotiated with Spectrum and got them to rewire all 42 apartments inside/outside with new cable and internet at NO CHARGE to Condo.
